The Notice of Preparation
November 8, 2005
The City of Los Angeles Planning Department recently sent the Notice Of Preparation (NOP) to a radius of neighbors
notifying us that an Environmental Impact Report (EIR) has been required of the developer of the project. We were given
thirty days to comment on the scope and content of the EIR. Below are links to copies of the NOP and comment letters
sent by several interested agencies and neighbors who were notified. Please note that the NOP contains many
contradictions and discrepencies such as referring to these condominiums as "single family homes" and as
two stories when "36 feet" is actually at least three stories that include a so-called "mezzanine."

California Environmental Quality Act
(CEQA) Review Process

There are three types of CEQA documents prepared by the Los Angeles Department of City Planning:
Categorical Exemptions (CE), Negative Declarations (ND), and Environmental Impact Reports (EIR).
The Planning Department has determined that an EIR is the appropriate path to follow in this case.
