Other Projects of Concern to SOS and the Community

Save Oak Savanna is tracking a new project at 4230 Saltillo in Woodland Hills.

Tract TR6170, Block 70, Lot 5458
LA City Planning files; ENV-2007-1489-CE, and DIR-2007-1488-DRB-SPP-MSP

This project was brought to our attention by a group of neighbors that are concerned about the Oak Trees
that the builder wants to remove. They have asked us for guidance and ideas for fighting the planned project.

The project is coming before the Design Review Board for the Mulholland Scenic Parkway Specific Plan
on Thursday 4/19/07. SOS will be joining the group of neighbors at the DRB hearing to make sure
that the project is consistent and compatible with the surrounding homes, and to make sure
that this project is not another mansionization project. From the elevations and information
that we have seen, it appears that is exactly what the builder wants to attempt.

The project calls for construction of a new 2,280 square-foot (3,036 SF when attached 2-car garage is included),
three-story single-family residence on a 4,697 square-foot lot. The maximum proposed building height is 35 feet.
The project requires 350 cubic yards of cut, 350 cubic yards of export. The project is in the Inner Corridor.

The applicant wants to remove 3 Oak Trees, Plus 4 Native Trees.

The lot is 4,697 SF, and the building footprint is 48% of the lot. The property is on a 20' wide street.

The 4230 Saltillo project came before the Mulholland Design Review Board on 4/19/06.
The project was submitted as a 3 story 3,036 SF (including garage) on 4,697 SF lot (64% ratio).
The project also including the removal of 4 Coast Live Oak Trees.

The DRB is requiring the project be scaled back to 1,900 SF (including garage) (40% ratio),
and to leave 2 of the 4 oak trees that were planned on removal.

The project was continued for the applicant to revise his plan, and will come before
the DRB when the applicant has made his revisions.

Other issues that will be discussed when the project comes back before the DRB
are Size of Retaining Walls and Building Articulation.

Other issues for the project, which will be brought up to Building and Safety are Accurancy of
Soil Report (the orginal soil report and planning application called for the house to be on a different
portion of the lot), stability of adjacent hillside, and retaining walls.
